Why the suburb changes what we are looking for

We ask where you are before we say anything useful about your leak, and this is why. The age of the housing decides what fails and how.

The new estates

— Harrisdale, Piara Waters, and the newer parts of Southern River — went up from around 2007 onwards. Everything is still on its original pipework. We are not chasing corrosion here; we are chasing original workmanship reaching its limit, pipework run under slabs and paving, and retic lines weeping into sand. Lots are compact and heavily landscaped, which makes locating the leak precisely worth far more than it is on a big open block.

The nineties and two-thousands suburbs

— Canning Vale, and parts of Southern River — are a decade or two further along. Same construction methods, more time under pressure, and more additions bolted onto the original plumbing and drainage since.

The eighties and nineties suburbs

— Huntingdale, Seville Grove — sit in between. Old enough that fixtures and fittings have been replaced at least once, new enough that the underground work is usually original.

The older suburbs

— Thornlie, and the original Armadale townsite — were built decades before any of the above. Different problem entirely. Pipework has turned over, sometimes more than once, drains are older and more likely to be earthenware with joints that roots can find, and the arrangement behind the meter box is often a patchwork of whatever was current at the time. Detection takes longer there because there is more history to unpick.

The large-block suburbs

— Forrestdale especially — change the maths again. Long service runs from a front-boundary meter to a house set well back, extensive retic, and sometimes a bore as well as a mains supply. There is simply more buried pipe per property to narrow down.

What does not change

Wherever you are on that list, the arrangement is the same.

A licensed plumber comes out and there is no call-out fee. He finds the leak before anything gets opened up. You get a free written quote for the repair before any work starts, and the price you are quoted is the price — transparent pricing, no hidden costs. If you would rather not go ahead, you owe nothing.

Just outside the ring?

Ring anyway. Ten minutes either way rarely makes a difference to us, and it costs nothing to ask.

We work Monday to Friday, 7:00am to 4:00pm. We do not run after-hours or weekend callouts. If water is pouring out right now and you cannot reach us, turn it off at the meter on your front boundary — that stops the damage while you wait.
