Two decades of original pipework
Canning Vale was built out largely through the nineties and two-thousands. That puts most of the suburb roughly a decade or two ahead of Harrisdale, and it is exactly the age where the first generation of original fittings starts to hand in its notice.
The construction is the same as the newer estates — copper and PVC rather than galvanised and earthenware — so we are still not chasing the corrosion you find in a suburb built in the sixties. What we are chasing is time under pressure. A joint that was marginal on day one has now had twenty-five years of mains pressure to work on it. Flexible hoses under vanities have a service life and plenty here have quietly passed it. Relief valves, mixer cartridges and cistern internals are on their first or second set.
The other Canning Vale factor is what has been added since. Twenty-five years is long enough for patios, alfrescos, pools, extensions, second drives and new landscaping, and every one of those puts either new plumbing into the ground or something heavy on top of the old. A leak under a paved area that went down fifteen years after the house is a very common find.
The commercial side
Canning Vale is not only houses. The commercial and light-industrial run along Ranford Road and Bannister Road puts a lot of workplaces inside the suburb, and a leak on business premises is a different problem to a leak at home.
